Project Description

The project required an interior gut-out and abatement of hazardous materials (asbestos, mold, chemicals, universal waste, etc.) from all structures planned for demolition, where demolition by implosion took place once cleared.

There were also two underground storage tanks that were removed from the site. This project was a design-build delivery where the Project Team was required to design the construction/demolition documents utilizing the City-provided Design Criteria Bridging Documents prepared for this project.

Services Provided by CERM

This project involved several CERM disciplines including Environmental (Hazmat removal and disposal, air monitoring and sustainability reporting), Engineering (public engagement, survey, construction materials testing, civil site design), and PM/CM (project management, Health/Safety/Security, soft demolition, and construction management).

Environmental

CERM was responsible for selective interior demolition of the Sheraton Hotel based on an expedited client schedule. CERM was responsible for the removal of solid waste and hazardous materials from the hotel tower. This included proper removal and disposal of universal waste and proper abatement of asbestos and mold in accordance with EPA and OSHA regulations. CERM performed selective interior demolition which included non-load-bearing walls; electrical systems; mechanical systems; furnishings; flooring; counters; plumbing fixtures; electrical fixtures; doors; interior windows; and curtains. CERM was also responsible for the documenting and reporting of all sustainability initiatives for the site work.

Engineering

Based on CERM’s extensive work with the City of Atlanta Department of Aviation and CERM’s knowledge of Federal Aviation Administration requirements for construction and operation activities at the airport, CERM prepared the 7460-1 form to cover construction operations (e.g., crane use and blasting) for the duration of the project. CERM developed a draft permit and attachments as defined in the “Blasting Operations Guidelines” for approval by the City of College Park (COCP). In addition, CERM provided engineering site design drawings in preparation for demolition of all buildings on site and for site restoration. The team also monitored and tested the placement of crushed debris onsite. The survey team developed a boundary survey, pre-demolition existing conditions and topographic survey including marked subsurface utilities, and post-demolition as-built survey including marked subsurface utilities. CERM also led the community notification activities for the implosion event.

Construction Management

CERM managed the overall quality control of the project and facilitated safety management of construction activities.
